EV charging for property managers: load, liability and layout

Adding charge points to a car park raises three questions before you pick a unit. Here is how to answer them in order.
The instinct is to start with hardware. Start with capacity instead. A survey of the incoming supply and existing maximum demand tells you how many charge points the building can carry before a DNO application becomes necessary, and dynamic load management often removes the need for an upgrade entirely.
Liability comes next. Who owns the units, who bills the user, who responds when one fails? For multi tenant sites this needs to be settled in writing before installation, not after the first fault.
Layout is last but shapes cost. Cable runs, trenching and bay allocation drive the majority of the install price. Positioning units near the intake, or grouping bays, can cut the civils bill significantly.
New build and major refurbishment schemes also carry charge point obligations under Part S of the Building Regulations, worth confirming early in design rather than at handover.
