Landlord EICRs in Kent: what the five year rule actually requires

What an EICR covers, who needs one, the coding system and how to budget remedials across a portfolio.

Every private rented property in England must hold a valid Electrical Installation Condition Report, renewed at least every five years or at change of tenancy where the report recommends it. The report must be issued by a qualified and competent person, and a copy given to tenants within 28 days.

The findings are coded. A C1 means danger is present and requires immediate action. A C2 means potentially dangerous and must be remedied for the report to be satisfactory. A C3 is an improvement recommendation and does not, on its own, make a report unsatisfactory. Where remedial work is required, it must be completed within 28 days, with written confirmation supplied to the tenant and, on request, the local authority.
