10 warning signs your house may need rewiring

Most houses do not need a full rewire, but plenty of Kent properties are running on installations that were designed for a different era of electrical demand. These are the signs worth acting on.

1. A fuse box with rewireable fuses

Ceramic carriers with fuse wire, or a wooden backed board, indicate an installation that predates modern protection by decades. Even where the wiring is sound, the board needs replacing.

2. No RCD protection

RCDs protect against electric shock and are required on virtually all modern circuits. If your board has no test button, the installation does not have this protection.

3. Cloth, rubber or lead sheathed cable

Black rubber or fabric covered cable was used up to around 1960 and becomes brittle with age. Look at the cable entering the board or at a ceiling rose. Anything other than modern grey or white PVC is worth investigating.

4. Old style sockets and accessories

Round pin sockets, brown bakelite switches, or light switches in bathrooms rather than pull cords all point to original wiring that has never been replaced.

5. Not enough sockets

Extension leads daisy chained around a room are not just untidy, they are a symptom. A house wired for two sockets per room cannot safely carry a modern household load.

6. Burning smells or scorch marks

Discoloured sockets, warm faceplates or a plasticky smell mean heat where there should be none. Stop using the circuit and get it inspected immediately.

7. Recurring faults and tripping

One trip is an appliance. Repeated tripping across different circuits usually points to deteriorating insulation in the fixed wiring.

8. Flickering or dimming lights

Lights that dip when an appliance starts suggest loose connections or undersized circuits, both of which get worse rather than better.

9. An unsatisfactory EICR

Where a report returns multiple C2 observations spread across the installation, patching each one individually often costs more than rewiring and still leaves you with old cable.

10. You are renovating anyway

Floors up, walls open, kitchen out. This is the cheapest a rewire will ever be, and adding it later means disturbing new finishes.

Start with an EICR rather than assuming the worst. It tells you objectively whether you need a full rewire, a partial rewire or simply a new board. We test first and advise honestly, because a new consumer unit on tired wiring only moves the problem.
